Given the current rate of absorption compared to the number of homes sold the current Palos Verdes luxury home market it strongly tilted in favor of buyers. Four Palos Verdes luxury homes priced at or above $3,000,000 sold during the month of November. Two of those sales occurred in Rancho Palos Verdes, one in Rolling Hills and one in Palos Verdes Estates.

There are currently eight Palos Verdes luxury homes in escrow with accepted offers. The breakdown by city is three luxury home pending sales in PVE, three in RPV, one in RHE and one in RH.

Oceanfront Estates was developed by Capital Pacific Holdings at the turn of the century, from the very late 1990s to the early 2000s. The development company was from Orange County–synonymous with large homes on tiny lots, but in keeping with the locals love of the large lot, the developer broke the mold and built large homes on large lots at Oceanfront Estates.

Palos Verdes Luxury Listings and Sales--September 2015

Recently, I published an article with a breakdown of Palos Verdes single family home prices. Of the approximately 200 single family homes currently for sale in Palos Verdes nearly half are priced above $2,000,000. I remarked several months ago I believed the median home price on the Palos Verdes Peninsula would soon be $2,000,000. We’re almost there.

A few months ago I revised my definition of luxury listings and sales to include homes priced at or above $3,000,000. Of course there are homes with luxury amenities listed and sold below that price point, and the word luxury means different things to different people. In my opinion, it is a luxury to live in this coastal location. However, some things are too subjective to place a value on their worth.

Based on the rising values of Palos Verdes properties more people are willing to pay for the privilege of living the Palos Verdes coastal lifestyle. Here’s an update on Palos Verdes luxury listings and sales for the month of August 2015:

7 Palos Verdes luxury homes priced at or above $3,000,000 sold during August 2015.

13 Palos Verdes luxury properties priced at or above $3,000,000 are currently in escrow with accepted offers as of September 15, 2015.

46 Palos Verdes luxury homes are listed for sale at or above $3,000,000.

There are 201 single family homes for sale in Palos Verdes, and 46 of those residences are priced at or above $3,000,000.

Those numbers back up my decision to raise the price bar from $2,000,000 to $3,000,000 on residences I "designate" luxury properties on the Palos Verdes Peninsula. There's no question the real estate recovery is complete and sales are robust in all four cities in Palos Verdes.

Here's a snapshot of July real estate activity in the luxury market on the Palos Verdes Peninsula:

Sales: Eight single family Palos Verdes homes sold at or above $3,000,000. Four of those sale were in Palos Verdes Estates, three in Rancho Palos Verdes and one luxury property sold in Rolling Hills.

Pending Sales: Nine Palos Verdes luxury homes are currently in escrow with accepted offers.

For Sale: 46 Palos Verdes luxury homes are for sale.

• The top price paid was $7,970,000 for a Rolling Hills property located on Crest Rd.
• There are currently 13 PV luxury properties in escrow with accepted offers.
• 34 Palos Verdes luxury homes priced over $3,000,000 are currently for sale.

2015 Palos Verdes luxury homes sales $3,000,000 and up from January--June:

• 31 Palos Verdes luxury home sales closed escrow during the first half of 2015.

The top price paid for a Palos Verdes luxury home during April 2015 was $7,785,000 for an Oceanfront Estates home of nearly 8,000 sq. ft. located in Rancho Palos Verdes.

Palos Verdes Real Estate Market Report--March 2015

 

  There are currently 142 single family homes for sale on the Palos Verdes Peninsula. As we approach the spring selling season the issue of low inventory still looms large over the local market. 

During the past 30 days inventory dipped slightly but pending sales increased from 80 last month to 104 Palos Verdes homes in escrow with accepted offers as we entered March 2015.

2015 single family homes sales year-to-date for Palos Verdes stands at 82.   Interest rates remain low leaving many buyers hoping they will find a home prior to rate increases.

Palos Verdes Luxury Home Market Update--January 2015

The Palos Verdes luxury home market finished 2014 strong with nine single family homes selling in excess of $2,000,000.  Rolling Hills Estates posted four sales, Rolling Hills and Rancho Palos Verdes each had two luxury homes sales, and Palos Verdes Estates recorded one per MLS records.

22 Palos Verdes luxury homes priced above $2,000,000 are currently in escrow with accepted offers.  That's a strong number and bodes well for the luxury market as we enter 2015.

Gated Communities in Palos Verdes

The majority of the neighborhoods on the Palos Verdes Peninsula are not gated.  That said, we do have some lovely gated communities.  The entrance to Vantage Pointe, a community of luxury homes in Rolling Hills Estates, is pictured above.  Also, the entire City of Rolling Hills is gated.
