Palos Verdes Coastal Luxury Home Market Report January 2018



Happy New Year!

The Palos Verdes luxury home market closed out 2017 with 51 sales of homes priced at or above $3,000,000.  Thirty of the luxury home sales are located in Palos Verdes Estates. Rancho Palos Verdes recorded twelve sales, and Rolling Hills had nine luxury homes sales in the $3,000,000 and up price range.
There are currently 35 Palos Verdes luxury homes for sale on the entire Palos Verdes Peninsula, and six Palos Verdes residences priced over $3 mm are in escrow with accepted offers.




The number of Palos Verdes luxury homes listed for sale declined over the holidays as several were taken off the market. I expect these homes to come back on the market in the coming weeks. Based on calls and inquiries I'm receiving, I expect 2018 to be another healthy year for the luxury home market on the Palos Verdes Peninsula.

Luxury homes, those priced at or above $3,000,000, are scattered throughout the Palos Verdes Peninsula. There are currently 42 luxury homes listed for sale on the Palos Verdes Peninsula. The properties range from oceanfront villas to equestrian estates.



Here is the luxury home breakdown for the four cities on the Palos Verdes Peninsula:
Palos Verdes Estates:  16 Luxury residential properties are for sale.
Rolling Hills:  14 Luxury properties are for sale, including several zoned for horses, and some with barns/stables in place.
Rancho Palos Verdes:  12 Luxury properties priced at or above $3,000,000 are for sale. Most are along the coast and have beautiful ocean views.
Rolling Hills Estates and Palos Verdes Peninsula(unincorporated area of Palos Verdes) currently have no properties for sale in the luxury price point of $3 mm and up.

Palos Verdes Luxury High End Homes Market Report Oct. 2017





The Palos Verdes luxury home market gained strength during August and September. This move toward a neutral market can be attributed to a few homes going off the market and a slight uptick in sales.





There are currently 53 single family luxury homes priced over $3,000,000 for sale on the Palos Verdes Peninsula. Nine Palos Verdes luxury homes are in escrow with accepted offers. 38 Palos Verdes luxury homes have sold Y-T-D in 2017.

Palos Verdes Luxury Homes Market Report for September 2017





It was exactly one year ago when my market indicator (The Little Yellow Dot) signaled a shift in the luxury home market on the Palos Verdes Peninsula. The Little Yellow Dot edged closer to a buyers' market after many months of indicating a neutral market for luxury properties. September 2017 statistics for luxury residences priced over $3MM reveal the high-end home market is still locked in a buyers' market. During August 2017 The Little Yellow Dot moved slightly away from a hot buyers' market, due to a few more sales and some properties were taken off the market reducing the number of luxury homes currently for sale.





There are currently 59 Palos Verdes luxury residences priced over $3MM for sale. Six luxury properties are in escrow with accepted offers, and 37 Palos Verdes luxury homes have sold year-to-date in 2017.

Palos Verdes Luxury Homes Market Report August 2017






The South Bay of Los Angeles is in the middle of a hot and muggy spell, but the same cannot be said for the local luxury home market on the Palos Verdes Peninsula. The dog days of summer find the luxury home market in a cooling trend and heavily favoring buyers.

With 65 Palos Verdes luxury homes for sale priced at or above $3,000,000 and only seven sales in July, it is easy to understand why sellers must invest more time in preparing their home to meet the challenges of a slowing luxury market. On the other hand, buyers now have more choices and negotiating power since the market tipped in their favor.


There are currently five Palos Verdes Luxury homes in escrow and 33 luxury homes ($3MM+) on the Palos Verdes Peninsula sold thus far in 2017.




The number of foreign national buyers is predicted to decline in the coming months putting more pressure on luxury homes sales in the upscale coastal areas of the South Bay of Los Angeles.

What can a seller do to increase the chances of an acceptable offer in a slowing market? Price, condition and of course, location all play a significant role in attracting qualified buyers. If this "trifecta of real estate" offers outstanding value to prospective buyers the property will sell no matter what the overall market is signaling.

Palos Verdes Luxury Homes Market Report July 2017








I hope everyone enjoyed the 4th of July holiday.

We have reached the midway point of 2017 and although the single family home real estate market in Palos Verdes remains a strong sellers' market, the luxury home market experienced a cooling trend during the second quarter of 2017. The luxury market of homes priced at $3,000,000 and up slide into a strong buyers' market.





At the time of this writing, there are 70 Palos Verdes luxury homes for sale. The number of luxury homes in escrow with accepted offers dipped to six. 27 Palos Verdes luxury homes sold during the first half of 2017.






What does this mean for sellers of luxury properties in Palos Verdes? Expect it to take longer to sell your home and make sure it is ready to enter the competitive luxury home market. Invest in preparing the property for sale and presenting it to the buying public in its best light. Staging is essential as is appropriate pricing; both will shorten time on the market.

Palos Verdes Luxury Homes Market Report June 2017




The Palos Verdes luxury homes real estate statistics show it is moving toward a market favoring buyers.  For sellers, this means your luxury residence will face stiffer competition and must stand head and shoulders above the crowded Palos Verdes luxury home real estate market.





Palos Verdes luxury homes will continue to sell, but those offering the best value will be skimmed off the top of the rather long list of  65 luxury homes for sale, so make sure your home is perceived as crème de la crème.  The price should reflect the location, condition, view and perhaps even the seller's motivation level.  Today's buyers are savvy and informed. Yes, they want a new home, but they also want outstanding value.

There are currently nine Palos Verdes luxury homes in escrow with accepted offers.  21 Palos Verdes luxury homes priced over $3,000,000 sold year-to-date.  It's easy to see at the absorption rate of 4-5 luxury sales per month the current inventory of 65 luxury homes for sale will last for just over a year.  Armed with this knowledge, luxury home sellers must make sure their property garners the attention and offers of prospective luxury home buyers on the Palos Verdes Peninsula.
