<strong>The Palos Verdes luxury home market closed out 2017 with 51 sales of homes priced at or above $3,000,000. </strong> Thirty of the luxury home sales are located in Palos Verdes Estates. Rancho Palos Verdes recorded twelve sales, and Rolling Hills had nine luxury homes sales in the $3,000,000 and up price range.<br />
There are currently 35 Palos Verdes luxury homes for sale on the entire Palos Verdes Peninsula, and six Palos Verdes residences priced over $3 mm are in escrow with accepted offers.<br />

The number of Palos Verdes luxury homes listed for sale declined over the holidays as several were taken off the market. I expect these homes to come back on the market in the coming weeks. Based on calls and inquiries I'm receiving, I expect 2018 to be another healthy year for the luxury home market on the Palos Verdes Peninsula.<br />

It was exactly one year ago when my market indicator (The Little Yellow Dot) signaled a shift in the luxury home market on the Palos Verdes Peninsula. The Little Yellow Dot edged closer to a buyers' market after many months of indicating a neutral market for luxury properties. September 2017 statistics for luxury residences priced over $3MM reveal the high-end home market is still locked in a buyers' market. During August 2017 The Little Yellow Dot moved slightly away from a hot buyers' market, due to a few more sales and some properties were taken off the market reducing the number of luxury homes currently for sale.<br />

The South Bay of Los Angeles is in the middle of a hot and muggy spell, but the same cannot be said for the local luxury home market on the Palos Verdes Peninsula. The dog days of summer find the luxury home market in a cooling trend and heavily favoring buyers.<br />

With 65 Palos Verdes luxury homes for sale priced at or above $3,000,000 and only seven sales in July, it is easy to understand why sellers must invest more time in preparing their home to meet the challenges of a slowing luxury market. Preparing a property for sale is one of the most valuable services a real estate professional can provide. Deciding what improvements will enhance the sale price and attract buyers is critical. Pricing the property "right" is the key to finding qualified buyers and not languishing on the market for many months. Many sellers know what online sites say their property is worth, but those "experts" have never stepped inside your house. They know nothing about the interior condition or even the view, or if there is a view. They are using a formula, and there are lots of unknowns in their equation. In the second case, I represented the buyer. We negotiated hard on the price but offered excellent terms. After an extended period of negotiating the buyer purchased the property for $200,000 below the asking price. An experienced agent knows when to push and when to pull back and give the other party a reason to accept an offer, and that's a very valuable ability to have on your side of the negotiating table.</div>

Per the Multiple Listing Service information, there are currently two homes for sale priced at $4,299,000 and $5,499,000 at The Estates at Trump National, and two residences in escrow, each priced at $4,499,000, with accepted offers. Records show one sale of $3,600,000 in the past six months for a luxury home on Emerald View Drive. After a slow start in 2005 and coping with the recession and housing market crisis, it appears sales are picking up at Trump National.</div>

There's some pleasant news for Palos Verdes luxury homeowners, especially those who have their single family residence for sale, the high-end housing market in Palos Verdes picked up a little steam after languishing during the final months of summer. I fell in love with lighthouses when I lived in Cape Elizabeth, Maine. The sound of the foghorn signaled the arrival of another blanket of fog, and after spending several years in Chicago, the coastal lifestyle was a change of pace. Imagine my delight when I discovered Palos Verdes is home to the Point Vicente Lighthouse!</div>

We plan to use a photo of the lighthouse in a marketing piece this month. After showing property yesterday, Josh decided to return to Point Vincente and photograph the lighthouse. I'm delighted with the results to say nothing of his dedication to capturing a photo that exemplifies the Palos Verdes Coastal Lifestyle.</div>
