What's selling in Palos Verdes



526 Palos Verdes single family homes have sold in 2012 as of Oct. 30, 2012.  There are currently 108 single family homes in escrow.  No doubt about it, the Palos Verdes housing market is on the move.  Homes priced under $2,000,000 are in high demand.
The luxury home market is moving at a much slower pace.  70 of the 526  2012 sales were luxury homes priced over $2,000,000.  There are currently 14 luxury homes in escrow and 55 homes priced over $2,000,000 are listed for sale.
The market is always speaking to us.  These statistics suggest now is a great time to list PV properties priced under $2,000,000.  Prospective buyers of these properties must present the strongest offer possible.  On the other hand, buyers of luxury properties have many more properties to choose from and can expect to exercise more negotiating muscle.

The luxury home market in Palos Verdes recorded six sales over $2,000,000 for the month of July.  There are currently 61 luxury homes for sale on the Palos Verdes Peninsula with list price above $2M.
Here's a very telling number:  21 Palos Verdes luxury homes over $2M are currently pending sales.  No doubt about it the luxury market in Palos Verdes is seeing an upswing not witnessed since 2007.

What Are the Most Desirable Areas in Palos Verdes?



A client recently asked the question, “What are the most desirable areas in Palos Verdes?”
My quick response was, “It depends on what you desire.”

Upon digging a bit deeper, she desires a quiet location and her husband likes the country feel and a bit of land to call his own. Their wish list is compatible which means we are off to a good start. Neither one wants to be too close to a busy street (traffic noise) nor know when their neighbors are coming and going. That information alone allows me to eliminate some neighborhoods and focus on privacy and large lots.

Finding a home is often equated to finding a mate. You need a general idea of what you want, but you must also be open to recognizing it when you meet. Know your deal breakers, but be open to the unexpected to sweep you off your feet. Sometimes an ugly duckling has the potential to blossom into a lovely swan with vision and appropriate changes.



The most desirable areas in Palos Verdes are determined by your wants and wallet. How fortunate we are to offer equestrian estates, seaside villas, cottages by the sea, gated communities and so many other housing choices. Choice is such an important element in selecting the best home for you and your family.

Finding a home is a very personal process. Sometimes a compromise is required. Sometimes the missing feature can be added, but a view or new location cannot be added after the fact. Keep your deal breakers in mind, but allow your heart to play a part in the final choice.

Palos Verdes Luxury Home Sales - June 2012

The month of June may be full of "June gloom" due to a lingering marine layer most mornings, but the sun is shining on the luxury home market on the Palos Verdes Peninsula.  15 Single family Palos Verdes homes with price tags exceeding $2,000,000 sold during June 2012.

Palos Verdes Estates topped the list with 9 luxury sales.  Rancho Palos Verdes recorded 4 luxury home sales and Rolling Hills Estates completed the list with 2 sales.  Rolling Hills reported no sales over $2,000,000 per the Multiple Listing Service.  Rancho Palos Verdes posted the most expensive sale at $5,500,000.

It appears the luxury housing heat-up will continue in July.  There are currently 17 Palos Verdes luxury home sales pending.

How do I know when to sell my house?



Recently, a fellow agent remarked, "I have three PV buyers and nothing to show them."

Her words may have been a bit of an exaggeration to drive home the point of extremely low inventory on the Palos Verdes Peninsula. There are currently only 178 single family homes for sale in the four cities that make up the Palos Verdes Peninsula--Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates.

Market conditions are lining up to signal it's a good time to sell.  
If you're planning to list your property this summer, next year or when the market recovers, you may want to reconsider the timingMarket conditions and personal choice determine timing not calendar month.


The market is signaling now may be the most opportune time of the year to sell a Palos Verdes property. Local market statistics confirm my observation. There are currently 117 single family homes in escrow. At the current rate of absorption, and no new listings, inventory will be depleted in less than two months. 

Timing may be the most underrated component of a successful sale. Location has long been touted as the kingpin. Price must be in line with market conditions and preparation and presentation play a key role in attracting buyers. Timing the market is an art aspired to by many. It is tough and involves luck as well as skill. There will be always be unknown components, but having less competition for qualified buyers certainly tips the scales in favor of the seller.

Palos Verdes Luxury Home Sales - Feb 2012



Two Palos Verdes luxury homes with price tags over $2,000,000 closed escrow during February. Both homes were located in Palos Verdes Estates.


Property one, located in Lunada Bay, sold for $2,729,000 and contained over 4800 square feet of living space, including a guest house. The 6-bedroom, 5-bath home was on the market for 279 days.


Property two, located in Malaga Cove, sold for $3,100,000 and contained over 4000 square feet of living space including a stunning ocean/coastline view. The 5-bedroom, 5-bath home was on the market for 81 days.


11 Palos Verdes luxury homes are currently in pending or backup offer status.
62 Palos Verdes luxury homes are currently listed for sale.
