How is the Palos Verdes High End Luxury Market Holding Up in 2011?

Palos Verdes luxury home sales are on the rise. 2011 is off to a promising start for high-end homes on "The Hill" as 22 properties priced over $2,000,000 closed escrow as of April 14.

2010 produced 72 sales over $2,000,000 in Palos Verdes single family homes.

In 2009 41 Palos Verdes homes sold for over $2,000,000.

2008 posted 60 sales over $2,000,000.

In 2007 101 homes sold in the same price range.

103 homes sold in 2006 in the same category.

2005 saw 112 sales in the $2,000,000 and up price range.

In 2004 the number of sales over 2M totaled 80.

In 2003, before the market took off for the unsustainable double digit annual increases, the number of sales in the 2M+ price range was 62.

So what do the numbers tell us? We're back to normal. The bubble broke, but the Palos Verdes real estate market did not crash, it simply reduced its rate of absorption to the pre-bubble level and posted a moderate decline in prices.

Palos Verdes Luxury Homes Under Contract--March 2011

Luxury homes in Palos Verdes are beginning to move--no, not from mudslides, earthquakes, landslides or even the expansive adobe soil. This movement is not caused by the forces of nature, instead it is created by the return of buyers who hibernated during the recession and are now waking up to find lower luxury prices and the return of jumbo loans.

There are currently 15 Palos Verdes Peninsula Luxury Homes ($2,000,000 and up) under contract as of March 8, 2011. Here is the breakdown by city and price:

Palos Verdes Estates: 10 Pending Sales priced from $2,100,000 to $3,999,000

Rolling Hills: 3 Pending Sales priced from $2,999,000 to $6,980,000

Rancho Palos Verdes: 2 Pending Sales priced from $2,498,000 to $2,999,999

Rolling Hills Estates: No Pending Sales priced over $2,000,000

PV Luxury Homes - Feb 2011 Sales Report

Six luxury homes priced over $2,000,000 sold in Palos Verdes during the month of February. The most expensive Palos Verdes home sales in February 2011 ranged from $2,360,000 to $4,999,000. Four of the sales were in Palos Verdes Estates, the other two were in Rancho Palos Verdes.

The PV Drive South Area - The "Resort" area of Palos Verdes

Palos Verdes Drive South is where all the action is--both the good and not so good. Let me explain.

Palos Verdes Drive South snakes along the resort side of the Palos Verdes Peninsula. Donald Trump recognizes a beautiful area when he sees it; Palos Verdes Drive South is home to Trump National Golf Course and Trump National Estates (featuring homes up to $12,000,000). It is also home to the world famous Terrenea Resort complete with villas, casitas and world class restaurants.

It is also home to one of the largest active landslides in the United States. I know, scary stuff, but it does not affect the entire area and much has been done to stabilize the area. A few neighborhoods are in the moratorium but most of the Palos Verdes Drive South area is stable.

I first discovered the neighborhood because I love to walk the trails that lace the area. The views are some of the best on the Palos Verdes Peninsula and hiking the trails is a great way to exercise and enjoy the natural beauty of the area.

Home prices in the Palos Verdes Drive South neighborhood currently range from a low of $799,000 to a high of $12,000,000. The area also has condos available with a price range from $435,000 to $888,000. Terranea Resort is offering villas and casitas in the $2,500,000 price range.

Oh, and I should mention the weather, right? After all that is what we are famous for. Palos Verdes Drive South has one of the most desirable climates on the Palos Verdes Peninsula. The ocean breezes keep it cool in the summer and the coastal effect keeps it mild in the winter too.
